Sanitas is a BAS engineering firm and commissioning provider in Portland, Maine. Sanitas was founded in 2023 to help owners throughout New-England improve their building energy efficiency.
“Sanitas” is the Latin word for health. We are at a point in our industry where most buildings would be classified as unhealthy in terms of both energy and user experience. The industry has been overly focused on modeled performance. Real-world measured performance and operations has remained an afterthought.
Like human health, there is no singular magic pill that will fix everything. It is far easier for a building to stay healthy than to get healthy. But neither is necessarily a straightforward task. Building health is the culmination of various execution strategies throughout the lifecycle. Restoring a building to its healthy state can sometimes be a complicated and even painful experience.
Sanitas was founded as a commissioning provider in Portland, Maine to address this issue on two fronts:
Start & Stay Healthy: Strategic program management for controls design, commissioning, and operations. We work at all building life-cycle stages to ensure owners are delivered the building they were promised and are empowered to operate it in the most effective and efficient way.
Get Healthy: Controls retrofits and re-commissioning to regain control of a drifting building and get it back to its optimal state.
About 30% of commercial building energy is “wasted”. This has to be the starting point for reducing emissions from the built environment. Eliminating that waste requires minimal physical capital and avoids the negative life-cycle externalities that come with replacing equipment or installing new energy generation and transmission systems. This paves the way for a more thoughtful implementation of capital to zero out the remaining emissions. PV systems can be downsized, peak loads are reduced, HVAC equipment replacements can be right-sized.
